Explanation of price
I have came to the realization that most potential buyers main question is “What are your sales figures” ? Their next remark usually is “Don't you know how to evaluate a business” ? I do know how to evaluate a business and I realize my asking price seams astronomical if you are only taking the current sales into coming up what YOU think MY business is worth. After sending information to a few dozen people I figured the best way to avoid wasting potential buyers & my time I would give an explanation of what my plan is to sell my business. Below I have a list of what I feel are factors which are much more than the current sales.
Longterm lease which the property owners are willing to transfer.*
Lease information:
4 years with the right to renew 2-5 year extensions
There is a total of 13 years available left in my current lease
$1,000.00 + 433.00 Cam fees Monthly Total $1433.00 Per month
Price increase after 3rd year @ Max 3% per year
Turnkey business which is open and running
The business has been growing since opening in MAY of 2023
If I don't sell the business before November I expect to have sales between $30,000.00 & $50,000. Per month “based on hours open last busy season & hours planned this season”
I have not yet taken advantage of my location or the amount of store SQ fottage I have.
There are things happening in the area that will greatly increase sales.

Manatee County bought 97 acres one mile from the store which they plan to add to a existing park (Emerson Point) A Kayak ramp, more walking trails and camping spots.

The building next to me is planning to open in November which should draw more people. It is going to be a Golf simulator/ Sports Bar & Grill

I am currently checking into a few possible additions to the store which should greatly increase the profit. The things I am now checking into are hooking up with a Kayak rental company and or Bicycle rentals. I think both of these would be a great addition.

I am also checking into setting up to sell live bait, Tackle, and fishing products
